We are a Professional firm of Chartered Surveyors specialising in the complex field of Leasehold Enfranchisement. 

The practice has been established for over 30 years and has dealt with innumerable claims by lessees of flats for both lease extensions and freehold purchases.

By far the most requested service is with regard to leasehold owners of flats wishing to extend the length of their lease. This initially involves carrying out a valuation to assess the cost of such an extension and subsequent negotiations to agree the final amount.  A solicitor will then be required to complete the legal work including drafting the lease or deed and registering the new title.

Many lease extensions are completed by mutual agreement between the parties concerned.  However the Leasehold Reform, Housing and Urban Development Act 1993 provides most leaseholders with statutory rights to extend their leases or together with other lessees within their block of flats to compulsory acquire the freehold.  We handle many cases of both lease extension and freehold claims made under the provisions of the legislation and in these cases a settlement by agreement over the amount payable is reached.  In very few instances where a settlement is not achieved the price will be determined by the Leasehold Valuation Tribunal. Even though virtually all cases usually settle by agreement we still have considerable experience in dealing with matters at Tribunal due to the length of time we have been involved with leasehold enfranchisement and due to the sheer number of cases we handle for clients.
